Unit Owner Administration
Total Business Solutions can field owner phone calls and assist homeowners regarding questions and issues. We can maintain a homeowner's database for use in mass mailings and unit owner rosters.
Rental & Sale Approvals
Total Business Solutions process sales and rental approval applications, conduct approved background & credit checks, and prepare and issue estoppel letters when necessary.
Employee Administration
We allow the association to supply the job description and requirements to us. From there Total Business Solutions will advertise, process applications, perform resume reviews & screening interviews, perform the induction interview and any initial administrative processing including background checks, aid the board's selection of a successful candidate, maintain records, process payroll, file all necessary government reports, provide goal orientation, and evaluate performance.
Vendor Coordination
Total Business Solutions can order services from association approved vendors, coordinate the bidding process, negotiate contracts on behalf of the of the board, evaluate vendor performance, and schedule payment.
Board Meetings
If necessary a representative from Total Business Solutions can assist in preparation of meeting agendas, attend board meetings, chair the business of the meeting as stated in the agenda, transcribe minutes of the meeting, maintain proper voting procedures as defined in the bylaws of the association, and schedule and properly notice all unit owners of all board meetings, annual meetings, and special meetings.
Record Keeping
We can keep records of your association's charter and bylaws, articles of incorporation, declaration of condominium, and other condominium or homeowners association documents for duplication purposes upon request by unit owners. We also offer digital archiving of financial records annually.
Mass Mailings
Total Business Solutions can provide printing, folding, and mailing of board meeting notices, annual election notices and other special mailings such as election support materials, newsletters, and audit reports.
